Useful information.

The lease.  

The following applies: 

• 12-month lease.
• Rent is paid in advance on the last weekday of the month. 
• You are not permitted to sublet the apartment without our consent.
• Two months’ notice from the end of the month you submit written notice.
• Smoking and pets are not permitted in the student residences.

For tennants:

• Garbage: should be sorted out at the recycling station on Kanslivägen 5. To enter the building, use your house code. For more information please click here: 
• The electric fuses and earth lead circuit-breakers to the apartments are found in a specific cupboard in the corridor. Use your apartment key to open the cupboard and look for your apartment number on the fuses.
• The entrance should always be kept locked. Use your apartment key or your house code to open.
• The apartment key gives you entrance to the common room, the electric fuse cupboard, the laundry room, main entrance door and the cellar door. If you have any problem with your keys or locks please contact the landlord. After office hours we refer to the local locksmith.
• Cleaning of the common spaces is done once every week (floors, litter bins) The cleaning does not include any personal belongings/waste such as bottles, blankets, dishes, garbage or magazines that has been left in the common room, kitchen, corridor or outside the building.
• The storages are located in the cellar and signed with the belonging apartment number.
• The laundry and a booking board are to be found in the cellar. At Kanslivägen 15 is the laundry room placed to the left of the entrance. Use the cylinder that is signed with your apartment number to book the laundry room.
• TV You will need a TV with inbuilt Digital Box or a separate Digital box. Broadband is prepared for every apartment. If you want to sign up for broadband, you must contact Telia Bredband FiberLan who delivers Internet to Riksten. Call Telia customer service 020-755 766. Please have handy your apartment address with room number. 
• If you want a bicycle, we take a deposit of 1.000 SEK that has to be paid in cash when you sign for a bike. Contact the landlord for this. You are responsible for your bicycle, it if stolen, broken etc. The tenant should make any necessary repairs.
• Cleaning blockages in sink and drains. Take apart and clean away hair etc.
• Light bulbs etc. You must buy and change these yourselves.
• Fire detector must always be placed in the ceiling. Change battery youselves.
• Complaints are made to the landlord. On-call duties on evenings and weekends should be addressed to Securitas, in accordance to the information on the notice board in the entrance to your building.      

Moving out instructions for Riksten Friluftsstad:

• Remember that you have a termination period of two months. The termination must be written - cancellation form.
• Contact the landlord, in good time before you leave, to book an appointment for the moving-out-inspection.
• Inspection and return of your keys can only be done during weekdays and during our office hours. If you have not booked an inspection by the time your tenancy agreement expires, you will be charged for the extra costs to put your room back in order.
• If you have used a bike , it must be returned to the Riksten Friluftsstad. Then you will get the deposit back. This should be done in good time before moving out. The bike must be returned in a good condition together with the key.
• If any key is missing you will be charged for it.
• Remember to empty your cellar storage room and to place the laundry booking cylinder at “park”.
• Cleaning: See Check list .  If you have not cleaned your room satisfactorily by the time of the inspection, you will risk getting charged for extra cleaning costs
